1. pure office space;
2. "flex" or "shell" space that requires significant adaptation/investment to be useful for laboratory work;
3. "captive" facilities that are not available for lease by companies (e.g., university-only academic research labs); or
4. instrumentation and capabilities not associated with available space for lease or sale.
